Your Apartment in Venice sas (Yaiv) it is a Venice-based company acting in this agreement on behalf of the owner of the property unit selected and reserved by the Guest, as shown on www.yourapartmentinvenice.com.
The final confirmation of the booking is subject to payment of the rental fee in a lump sum. In the case of payment by credit card you will receive an automatic confirmation email when payment has been made. If, on the other hand, payment by bank transfer is chosen, the reservation will be confirmed as soon as the payment is received. In this case we kindly ask you to send us the bank transfer account in advance by email.
After 24 hours of non-receipt of a proof of payment, the reservation is considered to be cancelled.
It is always possible to contact YAiV via the 'Request Info' button. In this case we will reply within the next 24 hours.
YAiV reserves the right to refuse a booking at its own discretion, without having to provide further reasons.

Full Price rate - stay 1 - 2 nights, only when possible
Standard Rate - minimum stay 3 - 4 nights
Weekly rate - minimum stay 7 nights (10% discount on Standard rate)
Monthly rate - minimum stay 30 nights (10% discount on Standard rate, on request)
PAYMENT METHODS
YAiV accepts the following payment methods:
CREDIT CARD (Visa, Mastercard): by uploading card details at the time of payment. A 1.5% transaction fee will be calculated and included.

Upon request, payment may also be made through Paypal with the application of a 5% commission on the entire amount, or in cash in accordance with legal limits.
CANCELLATION BY THE GUEST
The cancellation policies are visible within the information sheet of each flat after entering the arrival and departure dates.
Cancellation by the Guest, for whatever reason, implies the application of the following penalties:
- cancellation up to 30 days before the beginning of the stay: 100% refund of the total fee
- cancellation from 30 to 15 days before the beginning of the stay: 50% refund of the total amount
- cancellation from 15 days to the beginning of the stay: refund of 0% of the total price
- no-show: 0% refund of the total amount
The Guest shall not be entitled to any refund in case of early departure for any reason.
CANCELLATION BY YAIV
If for reasons of force majeure or for justifiable reasons YAiV finds it necessary to cancel the booking, YAiV reserves the right to propose to the Guest an alternative accommodation suitable to the standard, characteristics and cost of the original booking. If it is not possible to propose an alternative accommodation or the Guest does not accept the proposed alternative, the contract will be considered terminated and YAiV will return to the Guest the amount paid by him up to that moment. The Guest shall not be able to claim any further refund.
FORCE MAJEURE
Events such as airline strikes or flight cancellations, adverse weather conditions, fires, earthquakes, pandemics or any other event beyond our control and which cannot be avoided even after taking the utmost care are considered force majeure.
SECURITY DEPOSIT
A security deposit (the amount indicated next to the price of the flat) is required from the Guest in the event of damage to the flat, its furnishings, equipment and technical installations, loss or shortages during the rental period. The payment of the deposit will be blocked by YIAV upon presentation of the credit card upon arrival at the flat in the form of a pre-authorisation and will be released after the Guest's departure once it has been ascertained that no damage, loss or shortfall has occurred.
It is possible to pay the security deposit by bank transfer at the same time as paying the rent or in cash at check-in. In these cases it will be returned by bank transfer following verification of the state of the flat.
Should the client leave the flat before the agreed check-out date or time, YIAV shall be entitled to retain the security deposit until such time as one of its employees can check the condition in which the flat was left. Should any negligent use, damage, shortage or loss be discovered within the property, the client shall be liable to pay for it out of the deposit previously paid.
Should the value of any damaged, lost or missing property at the end of the stay exceed the value of the deposit paid, the Guest shall be liable for the greater damage directly to the owner of the property.
YAiV kindly asks Guests to be informed promptly of any damage or breakdown that may occur in the flat.
TOURIST TAX
Introduced by the Municipality of Venice in order to finance tourism, the maintenance of cultural heritage sites and the environment, as well as public services, the tourist tax in Venice is calculated per night / per person and levied on all visitors staying in hotels, b&b's, campsites and tourist rental flats. The Municipality of Venice therefore requests YAiV to collect this tax in its name and on its behalf. Payment must be made in cash (euros) upon arrival (check in) at your flat in Venice.
Important note: this tax only applies to the first 5 consecutive nights of your stay (i.e. if your stay is longer than 5 nights, e.g. 8 nights, the tax will only be calculated and charged for the first 5) and is subject to the following variations and exemptions:

If a guest's period of stay straddles between high and low season, e.g. 3 nights during low season and 2 nights during high season, the guest will be charged a fee for 3 nights for low season and 2 nights for high season.

CHECK-IN AND CHECK-OUT DEADLINES
Guests must inform YAiV about their arrival time and arrangements, if possible as soon as they book and at least 7 days before the beginning of the rental period.
The standard time of access (check-in) to the flat is from 15.00 to 20.00 on the day of arrival. We always try to be as flexible as possible, so we will be happy to allow you to leave your luggage at 11.30am or earlier when possible, but do not necessarily expect the flat to be ready for you. You will be kindly asked to leave for a walk or lunch while our cleaning staff prepares the flat by the regular check-in time.
Arrivals after 20.00 are also welcome, but in this case an extra charge will be made, below is the schedule of extra charges:
- from 20.00 to 21.00: 30.00 euro
- from 21.00 to 22.00: 40.00 euro
- from 10 p.m. to 11 p.m.: 50.00 euro
- from 23.00 to 00.00: 60.00 euro
- from 00.00 onwards please consider 30.00 euro for each additional hour of delay, which should be agreed and confirmed in advance if possible, thank you for your understanding. Arrivals after 02:00 will not be accepted.
Should the guest not agree with this supplement, he/she is kindly requested not to proceed with the booking.
The YAiV representative, with whom you are kindly requested to get in touch on arrival, will wait for you at the flat or at the nearest vaporetto, Alilaguna or taxi stop.
The flat must be vacated (checked out) by 11.00 a.m. on the day of departure, subject to availability and different agreements previously made with YAiV.
YAiV provides its Guests with an online interface for early check-in, in this section you can:
1) upload your data and those of your companion
2) upload your identity documents for registration with the State Police portal
3) enter your arrival/departure information
This will help speed up the flat
handover procedures to everyone's benefit.
On arrival, the Guest will sign the contract and these "Terms and Conditions" for acceptance and, if he/she has not done so previously online, will provide all the data and documents required for his/her registration, will pay the security deposit, any extras, the tourist tax and any other sum that may be due in full.
The YAiV representative will agree the time of the check-out appointment directly with the Guest.
At the time of return, the YAiV representative will check the condition of the flat and collect the keys.
A YAiV representative will have access to the flat at reasonable hours during the booked period for maintenance and inspections.
Subletting the property is strictly prohibited.
GUEST REGISTRATION, PETS, SMOCKING
It is strictly forbidden to accommodate a greater number of people than stated in the booking; it is also forbidden, throughout the stay, to accommodate people other than those registered at check-in. YAiV is obliged to inform the Public Safety Authority (State Police) of the identity and details of all guests staying in the flats it manages.
It is strictly forbidden to smoke inside the flat and the condominium.
It is strictly forbidden to bring animals into the flat unless previously agreed.
It is strictly forbidden to organise events and parties; likewise, it is forbidden to organise lunches and/or dinners with guests who are not part of the group that made the booking and was registered at check-in.
Should any of these prohibitions be transgressed YAiV will be entitled to request that Guests leave the property immediately, without being entitled to any refund.
CLEANLINESS AND BEHAVIOUR OF GUESTS
a) The flat will be handed over by YAiV perfectly clean and in perfect order and must be left in a condition similar to the one in which it was handed over;
b) With specific reference to the kitchen you are kindly requested to leave it in good general condition, please do not leave dirty dishes and pots and pans. Above all, please do not leave any abandoned rubbish which our staff will not be able to handle after check-out time, we thank you for taking the utmost care in this regard.
c) The person holding the reservation is responsible for the correct and decent behaviour of all other guests;
d) Should guests behave in a way that is not in keeping with the rules of civilised cohabitation, YAiV will be able to request the intervention of Public Safety and demand that they leave the flat immediately.
e) Specifically, we kindly ask you not to cause disturbing noises and noise, paying particular attention to the protected hours of 09:00pm to 09:00am. To pay attention to the closing of the entrance doors. Not to leave rubbish inside the flat, in the building or in the street. Not to ring the condominium bells other than that of the flat reserved for you.
Please note that the rents only include the final cleaning and laundry service. Additional cleaning and laundry services are available on request and quoted separately.
SUSTAINABILITY AND WASTE COLLECTION
In these times of energy crisis, uncontrolled increases in the cost of utilities and awareness of the climatic suffering of the planet we ask our guests to behave in an eco-sustainable way during their stay, in the flat as well as in the city, paying attention to consumption and avoiding unnecessary waste, with particular reference to the use of air conditioning, heating and hot water, to be reasonably limited, the first two especially when you will not be present in the flat.
Tap water in Venice is drinkable and good, neither chlorinated nor calcareous, so we suggest you avoid buying and leaving plastic bottles. More generally, we ask you to pay attention to waste management when you are out and about in the city, public waste bins are few and often full, but we ask you to make an effort even if it means taking your rubbish home and sorting it and disposing of it afterwards, for the sake of the decorum of the streets and canals.
At the handover you will be given a detailed explanation of the rules for separating and delivering waste, please make sure you understand and remember how to handle and deliver it. In case of mismanagement, the Municipality of Venice is very strict in this matter and imposes substantial fines which we will have to turn over to you, accompanied by the relevant report. We thank you in advance for being aware and respectful guests.
APPLICABLE LAW AND JURISDICTION
The law applicable to this contract is the Italian law. For anything not provided for in this contract and for the sake of clarity, the parties expressly refer to the relevant Italian legislation, in particular to L. 392/1978 to L. 431/1998 and to Regional Law no. 11 of 14 June 2013.
For what is not specifically provided for in the contract, the parties shall be guided by the Italian Civil Code and Italian law provisions.
In the event of disputes relating to the contract, if not settled amicably, the competent authority to resolve the matter shall be the Justice of the Peace at the Chamber of Commerce of Venice and possibly the Court of Venice.
